    Job Description

    Position Summary:

    Coordinate residence maintenance services, keep the residence and grounds in good repair. Inventory and order maintenance supplies, maintain a clean and safe environment for residents, prepare vacant rooms/apartments for new residents, and respond promptly to all repair needs.

    Primary Responsibilities:

    Building and Grounds Maintenance

    1. Ensure that residence and grounds are in good repair and provide a safe and attractive environment for residents.
    2. Carry out a preventative maintenance program.
    3. Inspect the residence and grounds regularly, identifying any areas in need of repair.
    4. Check daily for any requests for repairs.
    5. Respond promptly to all requests for repairs or maintenance concerns from residents, family members and staff.
    6. Assist with resident move-ins and move-outs.
    7. Assist with setup and cleanup for special events.
    8. Prepare resident rooms/apartments for new residents.
    9. Maintain grounds, coordinate lawn service, snow removal service, and other outdoor grounds service as needed.
    10. Assist with other duties as assigned.

    Maintenance of Systems

    1. Test the fire protection systems as required by code and schedule regular inspections.
    2. Test resident security systems on a regularly scheduled basis.
    3. Maintain the HVAC system, ensuring a comfortable temperature in the residence.
    4. Ensure an effective lighting system in the residence.
    5. Ensure that plumbing system is in compliance with code and working properly at all times.

    Qualifications

    • Minimum of one year general maintenance experience
    • Possess an understanding of HVAC, plumbing, electrical and mechanical systems
    • Desire to work with older adults

    Knowledge Requirements:

    • Safety and fire codes
    • OSHA, MSDS Sheets
    • Understanding of systems and basic repairs

    Maintenance Ordering and Inventory
    1. Order maintenance supplies from approved vendors on a regular basis, and maintain up-to-date inventory of supplies.
    2. Order repairs from residence-approved vendors as needed.
    3. Maintain and organize supply areas.
    4. Maintain neat and organized storage areas.
    5. Regularly prepare and update an emergency list with vendor/contractor names, addresses and emergency telephone numbers for employees.
    6. Work with the Executive Director to develop and maintain a maintenance budget.
    Regulatory Compliance and Sanitation
    1. Ensure compliance with all codes, OSHA, MSDS, and residence policies and procedures.
    2. Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, employees, or visitors.
    3. Ensure proper removal and disposal of trash.
    Training
    1. Participate in the training of employees on responding to emergency situations.
    2. Educate team members on the basic procedure for turning on and off utility system valves.

    Qualifications
